According to the CEO of St. Moritz, Michael Riady, the apartment building blocks had 70% sold out in 4 hours. St. Moritz was offered for 7% discount during promotion. St. Moritz was developed under PT. Mandiri Cipta Gemilang company which spent about Rp. 11 zillion of investement compare to Kemang Village only Rp. 8 Zillion.

Saint Moritz project hoped will be ready to occupy in forth quarter of 2010. As an illustration, tag price for 1 house apartment at Royal is to be about Rp.1 billion.

Liquid Petroleum Gas price in the market is primary cause the highly inflation in Jakarta. The second place is school fee. Following by the commodity price of food ie. chicken meat, roaster egg and red chilli.

Meanwhile World oil price has started to strenghtening. Hopefully, the price strenghtening will lower the price of domestic consuming oil and gas can be cheaper than the present price. Eventough it's being subsidized by the government.

This is just another happy news for Asia when the crude oil price dropped down to USD 125,95 per barrel. According to printed media, the price drop due to US and Europe economic Slow down. oil importer glad for this new oil price. Another hope if the condition much more better, the oil price could drop below USD 200 at least for another six or 1 years ahead.

Adequate oil reserve both in US and world was also contribute to oil price decrease.

New rule to arrange trade for commodity in the market is being created. This new rule hope can stop the world oil price in hiking for another 5 or 10 more years ahead.

First Executive, Alexei Miller stated that oil price might reach USD 250/ barrel at the end of this year. Today oil price exceeded USD 145/ barrel. Economic around the world might highly under preassure. Transportation sector might be paralyse due to this hiking oil price. Well, there will be the next chapter of crisis phase in the future, if there in not furher and precise action. The report said that there are nothing wrong with the oil demand and supply. But what cause this price hiking unstoppable is the fund speculators behind the price boosting. Saudi Arabian Minister of Energy stated, their countries will increase the oil production to 20% from earlier production per day.

If the problem is fund speculator, then the world might secure the speculator fund to keep the oil price boosting up even the USD currency fall. Soft solution is look like can’t safe the oil price, might be hard solution can’t stop the price from boosting.

Limiting the amount that hedger can be played in the commodity market around the world at a certain time might be a best solution.

He said about who hasn’t not just transform garbage and dirt into “gold” but also create others successfull entrepreneur. He described that in Europe, entrepreneur has been famous since 6 ~7 years ago but in America, it has been well known for 30 years ago. About how to be an entrepreneur, others expert, Rhenal Khasali said, teen should be able to produce something and dare to take risk. He added that, now only 0,1 % or about 400,000 entrepeneurs in Indonesia but actually, it need more than 2% from the Indonesian population. So the chance is still wide opened just need you dare or not. According to statistic, now in Indonesia, there are only 48 million of entrepreneur and still can’t be call as real entrepreneur.

Recently i heard many local firm sold part of their ownership to the foreign firm in indonesia. Mandala Airlines, Indonesia Air Asia, Telkomsel, Niaga bank merger with Lippobank under Maybank and the last one is Indosat sold 40% of capital ownership to Qatar Telecomunication. The 40 % ownership actually owned by Asia Mobile Holding PTE. LTD based in Singapore. Qtel based in Qatar purchased the equity for Sing $ 2,4 billion wortth to USD 1,8 billion. Qtel bussiness had been run in 16 countries with 44 million of customers in the world. Lately, firms acquisition and merger much more related with mid east huge transaction near future. Niaga Bank and Lippobank merge with Maybank might related to this huge transaction in the future said one of the economic and banking expertize.

20% ADDITIONAL FEE FOR PUBLIC TRANSPORT

DKI local government aggree to raised 20 % additional fee for public transport which will effective today (07/06). Society demanded the government for safety and tight control for public transport operator. The matter is sometimes the operator raise the price in one hands. The other is reducing the feeder public transport which caused heavy traffic jam in the city after busway has been operated. Because the road space has been cut to run the busway vehicle meanwhile many unnecessary public transports are still operating which causing the jam more heavy.

WORLD OIL PRICE IS TOO HIGH, SUSPECTED....

Todays newspaper(6/06) said that the oil price was reached +/- USD 134/barrel after decreasing to USD 120’s the day before. George Soros warned that after the US property collapse, the next might be oil price if there are no certain actions. The world said that the hiking price was caused by the market sentiment on the weakened of US dollar. Suddenly, most of investors were using the oil and other commodities to hedge their investement. And not because lacked of oil supply.

Protest everywhere arround the world demand to subsidized the very high of oil price. The increasing rate is arround 70% causing cost pust inflation. The world economic meeting planned to build one house system for exchange trading arround the world which will be more simple to control especially hedging trade.

Michael Riady is the Mochtar Riady grandson who owned Lippobank at the first place. But now his family bussiness has been expanse very quick especially in property bussiness. According to information, now he own about 1% of shares from his own build bank, Lippo Bank. He owned at least 2 big properties that turn out to be a fastest growing city such as Lippo Karawaci and Lippo Cikarang. His Grandson now as one of the Lippo Group director was entrusted to lead the mega project which worth more than Rp. 11 trillion in developing residential and penthouse building at west Jakarta which exactly behind of Puri Indah. He shared many of his vision and mission in this megaproject. I summarize few important and attractive notes. He told that Lippo Group chose the location because the west Jakarta is actually plan for residential and commercial site. And thus the place is strategic because its rather close to the airport which now become a basic neccessity of Jakarta citizens. And most of all, there is a plan to build the longest suspension bridge in the world which will connecting Sumatra and Java in the future. If this plan come to reality, accrding to him, it will flow massive of goods and services which Sumatra has tremendous resoruces and Jakarta own the market. West Jakarta will be the first and direct impact from this both postive combination.

But why people want to buy such an expensive place nor living or investing?

He said that for middle-up class people and also big home owners, most of them don’t look for bargains in apartment. They want the best, not as THE BEST BUY. He also said that the superblock era has vanished and it’s now the time of global cities. Lippo was aiming to make the property to compete with London, New York, Milan, Tokyo and Singapore. He added that the house and residential will always be in demand even in crisis situation. As a comparement, in Indonesia investment yield rather lot higher about 12% rather than Singapore only 2%.

Apa yang sebenarnya terjadi sehingga Indonesia mau keluar dari anggota OPEC? Hasil rangkuman saya adalah

1. Karena jumlah produksi kita di bawah kuota yang di harapkan yaitu -/+ 800 ribu barrel perhari.

2. Bayar uang keanggotaan per tahun ke Organisasi sekitar Rp. 2,1 triliun/tahunnya.

3. Akibat dari kurangnya produksi, pendapat Indonesia di organisasi tersebut kurang di perhitungkan.

4. Menghemat pos pengeluaran sehingga dapat menyelamatkan anggaran negara yang membengkak.

5. Indonesia untuk itu mengalami defisit karena mengimpor lebih banyak minyak daripada ekspor.

Sementara saran-saran yang kira-kira mungkin dapat membantu perekonomian Indonesia adalah:

1. Membekukan sementara waktu perdagangan berjangka komoditas Nasional di bursa untuk menghindari kenaikan harga pangan seperti India.

2. Memproduksi lebih banyak bahan bakar gas & minyak dalam negeri baik dengan atau tanpa bantuan asing

3. Nasionalisasi perusahaan Asing produksi minyak dan gas bukanlah pilihan terbaik mengingat beberapa kondisi.

4. Perbanyak mengundang investor asing untuk membantu membangun dalam negeri tentunya dengan peraturan hukum yang menguntungkan kedua belah pihak.

5. Produksi minyak dalam negeri dengan bantuan perusahaan asing dengan tujuan utama memenuhi kebutuhan nasional dengan harga yang di patok dari dalam negeri untuk sekian barrel setelah itu, sisanya dapat di jual oleh perusahaan asing yang ada di Indonesia sesuai dengan harga pasar internasional.

6. Pemerintah harus mampu memastikan kondisi yang kondusif.

7. Menghapus subsidi BBM untuk menyelamatkan anggaran negara.

8. Mengurangi pengganguran dengan memberlakukan jam kerja yang pendek bagi karyawan yang satu untuk karyawan yang lain untuk pekerjaan yang sama seperti Perancis.

Melihat kondisi perekonomian dunia yang semakin memburuk akibat naiknya harga komoditas di barengi dengan kenaikan harga bahan bakar minyak mentah dunia mengakibatkan rakyat miskin semakin terhimpit. Dalam kesempatan ini, saya mau menyumbang beberapa pendapat yang mungkin dapat di gunakan untuk membantu menyelamatkan krisis yang terjadi di Indonesia.

Poin-poin itu antara lain:

1. Jangan menaikkan harga bahan bakar industri melainkan menaikkan harga bahan bakar untuk penggunaan konsumsi rumah tangga. Hal ini dapat di gunakan untuk mengurangi biaya produksi industri sehingga pada ujung-ujungnya walaupun terjadi kenaikan harga tidak akan terlalu tinggi mengingat harga komoditas juga ikut meroket sekarang.

2. Penggunaan konsumsi untuk rumah tangga di sosialisasikan untuk di alihkan lebih banyak menggunakan kendaraan umum. Dengan satu kondisi bahwa penerapan harga untuk kendaraan umum tidak mengalami kenaikan harga. Dan sementara itu pemerintah harus berani menjamin keselamatan pengguna kendaraan umum.

3. Untuk mencegah adanya oknum yang menyalurkan bahan bakar industri(di subsidi) kepada pengguna rumah tangga(non subsidi), di perlukannya pengawasan yang ketat.

4. Mungkin ini juga salah satu saran, untuk sementara ini bahan-bahan komoditas pangan jangan di ekspor terlebih dahulu melainkan memastikan kebutuhan dalam negeri di cukupi. Hal ini di sinyalir, bahan-bahan komoditas terutama jagung atau biji jarak itu di gunakan entah untuk memproduksi ataupun uji coba bahan bakar biofuel.

5. Mungkin ada baiknya pemerintah dari seluruh dunia untuk menggalakan penanaman pangan hibrida yang mampu menghasilkan lebih banyak dalam waktu yang jauh lebih singkat tentunya dengan kualitas yang sesuai.

Akhir kata semoga saran-saran ini sedianya dapat membantu perekonomian Indonesia maupun beberapa negara berkembang yang sedang menghadapi krisis pangan yang cukup berkepanjangan.

Indonesia May Break out in Riots if Economic Downturn, IMF Plan Continues

CBS(Commercial Board Sytem) was ineligible to apply in Indonesia during the monetary crisis of the 1990’s. Why we should turn out to accept IMF (International Monetary Fund) package rather than CBS? This is one of the topic of Macroeconomic subject for management economic student in one of the most biggest and luxurious campus in Tangerang. The crisis itself at the time was sponsored by Thailand. Thailand currency exchange rate to USD hasplunged down. Suddenly, the new chapter of crisis began especially the countries lied in south east. According to economic watcher and also lecture said that former president Soeharto at the time choose to accept IMF package rather than CBS offered by his one economic council Steve H. Hanke was we dont have fresh cash to repay the maturity debt in 1998. Our balance of payment was in highly deficit.

IMF offered fresh cash with about 100 terms and condition we should obey. One of the points is the privatization of our country's own firm. Even though the IMF is an international company, more than 6 % of contributions come from America, and American designed the terms and conditions. One of them is firm privatization and also unconditional competition for foreigner firms in Indonesia in the future aftermath.

Few important point triggered the economic crisis in Indonesia were:

1. Highly inflation

2. Weakened domestic currency rate to USD

3. Deficit which mean the foreign balance of payment in minus

4. Highly unemployment rate

5. Lower Purchase Point of Parity

Foreign balance of payment is the international payment which relate to foreign exchange currency. For Indonesia the time, the fresh cash from IMF could neutralize deficit account in the report. This fresh cash in those account is called as SDR (Special Drawing Rights).

Actually we do suffer from multiplier effect. Because of our currency get stornger to the US currency, our export demand both product and service reducing in fast. Many exporter firm unable to sustain from this condition and turn to bankruptcy. Import rate became greater than our export. At the time, Indonesia was using fixed exchange rate but looks like after the final chapter of the crisis, one of the term and condition from IMF for the fresh cash is we can’t any longer using the fixed exchange rate system but to floating exchange rate system. Because of this new exchange rate system, our currency suddenly boost up without control. It also affected to our import products especially consuming products.

Jobless and the need to survive which caused the riot in May 1998. Before, student of Trisakti University, Jakarta made a peace demonstrate and request allowance to have long march to house of representatives. At the time, the former president Soeharto was in Cairo, Egypt attending meeting. 2 or more students were shot to killed by sniper just outside their own Campus. And the days after, the riot took place everywhere. Thousand of students hostile took over to called Soeharto to retreat as a president.

In the years of 2008/2009, there is also a concern that the same social riot could brake out because the commodity price of food is launching like a rocket. Meanwhile the income rate remain the same. Just few days ago, students made a peaceful demonstration in front of the House of Representatives building requesting to reduce the food price. I am very concerned about size of our deficit this year. The amount is the highest in this past 8 years.

Next year, Indonesia will enter the president and vice president election, we should not focus on investing in fixed asset instruments instead of liquid asset. And for the next 6 months, there is prediction that US economic will begin a new chapter of recession which will highly impact to the world. Let’s hope and pray that this is not going to happened.
