Most home buyers looking at real estate & homes for sale in Laval have a pretty clear idea of what they want. Some may even have listed down every detail they’re looking for so they can save time checking properties that don’t meet their requirements.
While this approach may work, it also means that they’re potentially missing out on great gems out there. With so many amazing properties available on the market, skipping one just because it has a “flaw” may also be the very reason for you to miss out on an otherwise great property. While having a list of non-negotiables does help to narrow down your options, it doesn’t mean that you shouldn’t re-evaluate some common deal breakers that experienced homeowners tell you to include in your list. Some of these issues are actually easily resolved, especially if you are ready to do a certain amount of renovations after you move in.
So what are these issues that shouldn’t be deal breakers?
1. Wall Treatment
If the house you’re eyeing has hideous, dated wallpaper plastered on a few walls, it shouldn’t be considered major problem. It is easy to remove and remedy. A fresh coat of paint can even do the trick quickly, so don’t miss out on a fantastic property just because the old owners didn’t bother to update their walls for decades.
2. Privacy Issues
One of the things that turn people off from a property is when they can clearly see the neighbors while standing inside the house. Privacy is essential for a home, but this common deal breaker has a very easy fix. Landscaping or putting up a nice fencing will provide the privacy you need without a hitch, so, really, this doesn’t have to be a major problem.
3. Concrete Floor Cracks
Small cracks on concrete basement floors aren’t always indicative of structural problems. Concrete is a porous material so you can expect this to occur. They also have very easy fixes. What you should be wary of are cracks on the wall, however.
4. Icky Smell
Most homes have a distinct smell, which are more evident to guests. While some may have a lingering scent of tomato sauce in the air, others may, unfortunately, smell like cat litter or tobacco. Don’t let this deter you from owning a beautiful home, though. While strong funky smells are definitely off-putting, they can also be easily solved by a deep and thorough cleaning. It might take a while for the smell to go away, but it definitely will over time, especially if you’ve already gotten rid of its very cause.
5. Lack of Curb Appeal
If the house didn’t wow you the moment you park your car in front of it but you still fell in love upon stepping inside, fret not. This is another fixable problem that you should be happy about. There are lots of quick remedies to this “flaw” that won’t take you a long time to execute.
6. A Price Point that’s Slightly Higher than Your Budget
Love the property but it’s about $5000 above your budget? You might still be able to bag this home with a few tricks. You can make the difference by checking out available incentives that you qualify for or by striking a deal with your agent. They might be willing to take a small cut in their commission so the deal will go through and they can actually make money instead of nothing at all.
Ignoring these deal breakers may require you to get down and dirty; or you can hire professionals to deal with them. Who knows? They may just be worth it in the end if you really love the property and you think it’s the best fit for your family.
